Successful retrofit is not always about applying the same solution to every property. Some homes require a more considered approach, balancing thermal performance, practicality, appearance and cost effectiveness.
Elm Gardens provided an excellent example of how careful design and attention to detail can deliver outstanding results for both residents and housing providers.

Understanding the Property
The Elm Gardens properties presented a number of challenges that prevented a straightforward insulation approach.
The dwellings consisted of a mixture of cavity wall and solid wall construction, with a substantial first floor overhang creating a recessed entrance area beneath. This overhang exposed a first floor concrete slab, creating a significant thermal bridge that required careful consideration.
The entrance areas also featured varying levels, differing construction types and multiple junctions that would become highly visible upon completion.
Rather than forcing a standard solution onto the property, a detailed assessment was undertaken to understand how best to utilise the existing construction.
A Hybrid Retrofit Solution
Following investigation, a hybrid approach was developed that made use of the strengths of the existing building fabric.
The gable cavity wall was found to be in good condition and capable of delivering strong thermal performance. Retaining this element avoided unnecessary disruption and allowed resources to be focused on areas where greater improvement could be achieved.
To ensure a consistent appearance across the property, a waterproof render finish was applied to the cavity wall sections. As these walls already aligned closely with the roofline, only minimal adjustments were required to create a seamless visual finish.
The rebuilt first floor sections presented a different challenge. These areas consisted of a mixture of cavity and solid wall construction and were recessed within the building profile.
This recess provided an opportunity.
By carefully integrating the insulation system into the existing profile of the building, the retrofit was able to sit within the architectural form rather than appearing as an add on. This allowed a smooth, cohesive appearance to be achieved while maintaining excellent thermal continuity.
Attention to Detail Makes the Difference
Much of the success of this project came from the treatment of junctions and transitions between different construction types.
Careful detailing around the first floor slab, recessed sections, roofline and entrance areas ensured that thermal performance was improved without compromising the appearance of the property.
Thoughtful use of render finishes helped unify the various construction elements and create a modern, attractive façade that respected the original character of the building.
The result was a property that not only performs better but also looks significantly improved.
